This development comprises the conversion of disused Grade II malting buildings into 19 luxury apartments and a number of retail units, and was a design & build contract. The site is located in the picturesque setting of Snape in Suffolk, alongside the river Alde, and adjacent the Snape Maltings Concert Hall where the famous Aldeburgh music festival is hosted.

Within each flat is a “satellite heating module”, which provides secondary heating and instantaneous hot water which is provided via plate heat exchangers. Both energy and water usage is metered for each flat by a site wide building management system.

Underfloor heating is provided, zoned to each room; with the additional facility of remote activation of individual zones by mobile phone or the internet.

A purpose built central plant room includes a 550kw biomass boiler, with an underground woodchip store and walking floor delivery system. An underground pipework system delivers heat and boosted mains water to individual flats and retail units.

As well as lighting, power and fire alarm systems, each flat has an in-built Cat 6e data network, and digital door entry control system, with voice and video communication.

Site wide CCTV and intruder alarms systems are included to the landlords’ areas.
