Quadrant House

We have recently completed another project with main contractor Thomas Sinden, undertaking the M&E refurbishment to several office suites within the existing commercial and retail development known as Quadrant House in Caterham, Surrey.

Due to structural limitations within the building, available service routes were extremely restricted. This necessitated a bespoke solution, incorporating a combination of services exposed to view and concealed within architectural enclosures.

A new VRF heating and cooling system was installed throughout, with all internal units housed in perimeter architectural casings and external roof level condensers supported by a purpose built lightweight structural frame. A tailored approach was required to ensure the correct airflow performance while maintaining full access for future maintenance needs.

The electrical works included an energy efficient LED lighting scheme, benefitting from full smart controls for the offices and externally to showcase the new architecturally led external staircases. In addition, we installed fire alarm and access control packages with seamless links into the existing infrastructure. A new data system was also provided to enable a stand-alone network to each tenant space.

The project was delivered while the remainder of the premises was in full occupation, requiring close liaison from the outset with the existing users to keep any disruption to a minimum.

Quadrant House has a quite distinctive 115m long façade facing the main road, creating a strong visual presence. The elevation has been enhanced with a large-scale green wall which is fed by a rainwater harvesting system, improving both its aesthetic appeal and environmental credentials.
