Working alongside main contractor Thomas Sinden, Bower Fuller was appointed to carry out the full mechanical and electrical installation to a new two-storey office building and associated areas of a commercial vehicle repair centre in West Thurrock, Grays.

The scheme formed part of a new build development, delivering modern office accommodation together with supporting welfare and operational spaces.

The mechanical services comprised a new VRF system serving the offices and meeting rooms with heating and cooling, alongside electric panel heaters located within the corridors and toilet areas. A mechanical ventilation heat recovery system was installed for the first-floor seminar room, with fresh air intake and exhaust drawn via roof-mounted terminals. Domestic water and drainage services were also incorporated to serve the tea point/kitchenettes and bathroom facilities throughout.

The electrical services feature high efficiency LED lighting arrangements for the office spaces, all integrated with smart controls to improve energy efficiency and enable daylight dimming when natural light levels are sufficient. New small power services were provided across the development including fire alarm, access control, disabled refuge and security systems.

To support ongoing energy efficiency, an extensive metering and monitoring strategy was implemented. This allows automatic data reporting of energy consumption, internal temperatures and CO₂ levels across the office and warehouse areas, generating detailed monthly energy performance data.
