Situated in the heart of London adjacent to New Street Square, 66 Shoe Lane is being refurbished to create 19,400m2 of contemporary office space. The works include straightening of the ground floor façade line and widening of the Athene Place Passage. The refurbishment targets a BREEAM “very good” and includes two new entrance lobbies, with new façades at ground floor, a new roof extension at 8th and 9th floors with double height void and feature stair link, landscape works to the courtyard and new glazed façade and balconies facing into the courtyard.
Working with Main Contractor ISG, Bower Fuller is providing the design and installation of the mechanical shell and core services to the complete building, along with the CAT A office fit out of 4 No. floors, incorporating over 160 No. 4 pipe fan coils providing the comfort cooling, with exposed concrete ceilings with central rafts, new showers, changing rooms, secure lockers and WCs. The main plant will include 3 No. new chillers providing 1650kw of chiller power, new gas fired boilers and 4 No. new air handling units.
The top floors and lowest two floors have been pre-leased to Deloitte and will be complete with its own entrance and will become the new purpose built studio for Deloitte Digital following the full refurbishment. Deloitte have commented that “acquiring this new space is one of the best creative briefs we could ask for, as it’s a total blank canvas and we can once more design what we think the future of work should be”.
